Most of this work is PEMB, and PEMB rewards a contractor who has erected them before. The building package is fabricated off a set of loads and dimensions locked early, so a change after release costs steel and weeks rather than drawings. Foundation and anchor bolt tolerances have to match a frame already in production. And the envelope, particularly at the eave, base and door openings, is where a metal building either performs for twenty years or leaks in year two.
The ATS Logistics project in North Charleston is a useful case, because it was PEMB work in the other direction: repairs to the insulation and building envelope of an existing metal building being converted into an over-the-road tractor-trailer maintenance and service shop, with new interior finishes to the office, restroom and break areas.

The building is often the smaller half of an industrial project. Truck movement dictates the site: turning radii, trailer staging, wash bays, fuel islands, and a yard surface that has to carry loaded trailers year after year. The Penske facility in Greensboro sits on a 15-acre site off Interstate 40 and includes office space, a shop area, a truck wash bay and a fuel island. It is LEED certified.
Keeping operations running through construction
Distribution and maintenance operations rarely pause for construction. That makes the temporary conditions plan a real part of the work: which gate the trucks use this month, how the crew reaches the work area without crossing the yard, and when the utility tie-in can happen without stopping a shift.
