What you are actually buying

On a general construction job the design is fixed, which means the contractor is not being selected for creativity. They are being selected for execution. Three things separate a good outcome from a bad one, and none of them are visible in a bid number.

  • The estimate reflects the drawings. A low number that ignores a detail is not a saving, it is a change order with a delay attached. Hayco estimates against the set as issued and raises gaps before contract rather than after mobilization.
  • Subcontractors are managed, not just hired. Trade coordination is where schedules are won and lost. Hayco holds a prequalified subcontractor base and manages sequencing directly.
  • Someone senior is on site. Site supervision and safety are not remote functions. Cone Health put it plainly: they take control of the job once it is handed to them.

Inspection and verification of installed work against the specification, documented as the job proceeds.

Coordination and execution of utility connections, relocations and tie-ins, including outage scheduling for occupied facilities.

Cost control

Ongoing tracking against the contract value, with changes priced and presented as they arise rather than accumulated to the end.

Closeout and turnover

Punch, documentation, and the handover package the owner needs to occupy and operate the building.

How a general construction project runs

STEP 01

Review and estimate

The issued drawings are reviewed for constructability and estimated in full. Anything ambiguous is raised now, because the cost of raising it later is measured in weeks.

STEP 02

Award and preconstruction

Subcontractor buyout, long-lead procurement and the baseline schedule. Long-lead items are identified against the occupancy date, not the start date.

STEP 03

Mobilization

Site setup, access and logistics, including the temporary conditions plan where the building or site stays in use.

STEP 04

Construction

Trade sequencing under daily site supervision, with QA and QC inspection documented as work is installed rather than reconstructed at the end.

STEP 05

Inspection and commissioning

Authority inspections coordinated against the schedule, and building systems commissioned as areas complete.

STEP 06

Closeout and occupancy

Punch resolution, documentation, certificate of occupancy and handover so the owner can take possession on the planned date.

When general construction is the right structure

Choose general construction when

  • Your design is complete, coordinated and permitted or close to it.
  • You already hold the architect and engineering contracts.
  • A public procurement rule requires a bid against a finished set.
  • Your corporate real estate group has a national standard the building must be built to exactly.
  • You want a fixed scope priced against a fixed set of documents.

Choose something else when

  • You have a need and a budget but no drawings. That is design-build.
  • The work is interior only inside an existing shell. That is usually a commercial upfit.
  • The design is incomplete and likely to change substantially during construction.
  • You need feasibility, site evaluation or budget validation before committing. Start with preconstruction.

Can you build while our facility stays open?

Yes. A large share of Hayco's portfolio was delivered in occupied buildings, including operating clinics, a working surgery center, a maintenance shop and a trading brewery.

How do you handle changes?

Changes are priced and presented as they arise rather than accumulated and delivered at the end. Cost is tracked against the contract value throughout.
